These Terms and Conditions apply to all bookings at The Pink House, operated by Eaton House Studio Ltd. By making a booking, paying a deposit, signing a guest agreement, or entering the property, the Lead Guest confirms that they have read, understood and agreed to these Terms and Conditions on behalf of themselves and all members of their party.

The Lead Guest accepts full responsibility for the booking, the property, and all guests and visitors connected with the booking.

​

These Terms and Conditions should be read together with your booking confirmation, invoice, any agreed booking summary, and any house guidelines or guest information provided before arrival. In the event of any inconsistency between these documents, these Terms and Conditions shall prevail unless expressly stated otherwise in writing by Eaton House Studio Ltd.

1. About The Pink House

The Pink House is a privately owned home and curated creative environment. It is not a hotel or public venue.

The property is offered for private hire only, strictly for the purpose agreed at the time of booking.

Unless expressly agreed in writing in advance, the property may not be used for any commercial purpose, including but not limited to professional photography, filming, content creation for commercial gain, influencer activity, brand promotion, product placement, publicity, workshops, retreats, events open to the public, ticketed gatherings, or any other business activity.

2. Lead Guest Responsibility

The Lead Guest is the person named on the booking and is responsible for:

• the conduct of all guests and permitted visitors

• ensuring that all guests are aware of and comply with these Terms and Conditions

• all charges relating to the booking

• any damage, loss, excessive cleaning, policy breach, or misuse of the property caused by any member of the group or any visitor connected with the booking

All members of the group must be 25 years of age or over unless otherwise agreed in writing before booking. Eaton House Studio Ltd reserves the right to request proof of age if required. The Lead Guest must be present at check-in and must remain in attendance at the property for the duration of the stay unless otherwise agreed in writing. The Lead Guest must also provide the name and mobile number of one additional guest as a secondary contact in case the Lead Guest cannot be reached during the stay.

3. Booking Authority and Payment Responsibility

By making a booking, the Lead Guest confirms that they are over the age of 25 and are authorised to enter into the booking agreement.

Where a booking is paid for in whole or in part by another person or organisation, the Lead Guest remains personally responsible for compliance with these Terms and Conditions and for any outstanding charges, losses or damages if the third party fails to pay.

Eaton House Studio Ltd may, at its discretion, accept payment from a third party, but is under no obligation to do so.

4. Rates and VAT

All prices quoted by Eaton House Studio Ltd include VAT at the prevailing rate, currently 20%, unless stated otherwise in writing.

Eaton House Studio Ltd reserves the right to amend prices at any time before a booking is confirmed. Once a booking is confirmed, the agreed price will apply unless the booking is amended by the guest, in which case revised pricing may apply.

Any optional extras, additional services, extended hours, additional guests, damages, specialist cleaning, or other charges incurred in connection with the booking may be charged in addition to the original booking price.

​

5. Deposits, Security Deposits and Final Payment

A booking deposit  is required in order to secure the booking and a security deposit is due before all private hire stays. 

Eaton House Studio Ltd reserves the right to deduct sums reasonably required to cover loss, damage, cleaning, breach of terms or other costs arising from the booking. This may include, but is not limited to:

• damage to the property, furnishings, fixtures, fittings or contents

• missing items

• specialist cleaning

• excessive cleaning

• rubbish removal

• smoking or vaping indoors

• damage caused by candles, glitter, confetti or prohibited materials

• pool table damage

• unapproved guests or visitors

• unauthorised commercial use

• breach of filming or social media terms

• staff call-out costs

• extra staffing or security attendance

• costs arising from guest disturbance or neighbour complaints

• locksmith costs

• repair or replacement costs

• any other loss reasonably incurred by Eaton House Studio Ltd as a result of breach

Where the cost of loss or damage exceeds the security deposit held, the Lead Guest remains liable for the full amount and must pay Eaton House Studio Ltd on demand. Any remaining balance of the security deposit will be returned following inspection of the property after departure, less any sums properly deducted and returned within 5 days of check out if all terms and conditions have been followed.

6. Cancellations, Amendments and Non-Arrival

Cancellation and amendment terms will be confirmed at the time of booking and form part of the contract.

Unless otherwise agreed in writing, all payments made are non-refundable in the event of cancellation by the guest.

Where Eaton House Studio Ltd agrees, at its sole discretion, to move a booking to another date, this shall not create any obligation to offer future changes and revised pricing may apply.

Failure to arrive on the agreed arrival date, or failure to use the property for the booked period, will be treated as a cancellation and no refund will be due.

Any reduction in guest numbers, shortening of stay, or non-use of any part of the booking does not entitle the guest to a refund unless expressly agreed in writing.

7. Right to Refuse or Cancel a Booking

Eaton House Studio Ltd reserves the right, at its absolute discretion, to refuse, cancel or terminate a booking before or during a stay where it reasonably believes that:

• the booking was made under false pretences

• the purpose of the stay has not been fully or accurately disclosed

• the property may be used in breach of these Terms and Conditions

• the Lead Guest or members of the group are abusive, threatening, intoxicated, unsafe or otherwise unsuitable

• the number of guests exceeds that agreed

• guest behaviour presents a risk to the property, staff, neighbours, reputation or safe operation of the house

In such circumstances, Eaton House Studio Ltd may refuse entry, require guests to leave, retain all or part of any sums paid, and/or make reasonable additional charges arising from the breach.

8. Guest Numbers, Visitors and Access

Only registered guests listed prior to arrival may access the property.

A guest list must be submitted before arrival where requested.

No unregistered visitors are permitted at any time unless agreed in writing in advance.

The property may not be sublet, assigned, transferred or re-sold under any circumstances.

All guests listed on the guest list should arrive by 10.00pm unless otherwise agreed in writing. Late arrivals must be agreed in advance.

If additional guests enter the property without permission, Eaton House Studio Ltd reserves the right to deduct charges from the security deposit, charge additional fees, refuse access to those guests, or terminate the stay without refund.

9. Check-In and Arrival

A member of the Eaton House Studio Ltd team will welcome guests and conduct check-in.

The Lead Guest must be present at check-in.

If guests arrive more than 30 minutes later than the agreed check-in time, a late arrival fee of £25 per hour may be applied unless prior notice has been given and accepted.

Guests should greet arriving members of their group inside the house rather than congregating outside the front of the property.

Eaton House Studio Ltd reserves the right to refuse check-in where the booking terms have been breached, the guest numbers are incorrect, the group appears intoxicated or unsafe, or the intended use of the property differs from what was agreed.

10. Departure and Check-Out

Guests must vacate the property by the agreed departure time unless a later departure has been agreed in writing.

Guests must depart quietly and respectfully, with regard to neighbours and the surrounding area.

All personal belongings must be removed before departure.

Where guests fail to leave by the agreed time, Eaton House Studio Ltd reserves the right to charge for additional staff time, delayed turnaround, late departure, or any resulting loss.

11. House Guidelines: Noise, Neighbours and Respect for the Setting

The Pink House sits within a  residential countryside setting and guests must behave respectfully at all times.

Guests must respect neighbouring properties and the surrounding area when arriving, departing, and at all times during their stay.

The following house guidelines form part of these Terms and Conditions and must be observed by the Lead Guest and all members of the party:

• indoor music only

• no music outdoors at any time

• music within the Saloon Bar must remain at a reasonable volume and must end by 10.00pm

• outdoor quiet after 10.00pm

• no congregating at the front of the property at any time

• guests must keep noise levels respectful of neighbours at all times

• shouting, screaming, chanting, singing outside, or any similar disturbance is not permitted

The front door must remain closed or attended at all times to maintain the privacy and security of the property.

Failure to respect these guidelines may result in deductions from the security deposit, additional charges, or termination of the stay without refund.

12. Catering and External Suppliers

No third-party catering, entertainment, production teams, stylists, event suppliers, or external contractors of any kind are permitted unless expressly approved in writing in advance by Eaton House Studio Ltd.

Self-catering is permitted where this forms part of the agreed booking.

All approved arrangements must comply with the agreed booking terms and any instructions issued by Eaton House Studio Ltd.

Eaton House Studio Ltd reserves the right to refuse any external supplier at its discretion.

13. Guest Conduct and Prohibited Behaviour

Guests and visitors must behave in a respectful, lawful and considerate manner at all times.

The following are strictly prohibited:

• any unlawful activity

• possession, use or supply of illegal substances

• possession of weapons or hazardous materials

• tampering with fire alarms, smoke detectors, CCTV, locks, emergency equipment, utilities or safety systems

• abusive, threatening, intimidating, violent or aggressive behaviour

• harassment, discrimination or bullying of any kind

• conduct that invades the privacy, safety or comfort of neighbours, staff or any other person

• any act that may damage the property, its contents, or the reputation of The Pink House or Eaton House Studio Ltd

• using the property for any purpose other than that agreed at the time of booking

• representing yourself as an employee, agent or representative of Eaton House Studio Ltd

Any serious breach may result in immediate termination of the stay without refund and may be reported to the police or other appropriate authorities.

14. Smoking and Vaping

Smoking or vaping is permitted in designated outdoor areas only.

Smoking or vaping inside the house, caravans, or any other structure is strictly prohibited and may result in specialist cleaning charges, damage charges, and deductions from the security deposit.

​

15. Hot Tub Use

The hot tub may be used between 8.00am and sunset only.

Guests use the hot tub entirely at their own risk.

Use of the hot tub while consuming alcohol, or after consuming alcohol, is strictly prohibited.

Eaton House Studio Ltd accepts no responsibility for injury, loss or damage arising from use of the hot tub.

16. Safety, Security and Access During the Stay

Exterior CCTV operates around the property for security purposes. Cameras monitor the exterior of the property only.

Tampering with security equipment is strictly prohibited and may result in termination of the stay.

Guests agree to follow any reasonable instructions given by Eaton House Studio Ltd staff or security personnel during their stay in order to protect guests, the property and neighbouring residents.

Eaton House Studio Ltd reserves the right for authorised staff or security personnel to enter the property where reasonably necessary to:

• ensure compliance with these Terms and Conditions

• address safety or security concerns

• respond to complaints

• inspect for damage

• protect the property

• carry out urgent or necessary works

• carry out services

Where possible, Eaton House Studio Ltd will attempt to contact the Lead Guest before entering the property. Entry without prior notice may take place where immediate action is reasonably required for safety, security, emergency response or prevention of damage.

17. Social Media, Filming, Photography and Commercial Use

The Pink House is a private residence and protected creative property.

Professional photography, filming, influencer activity, brand collaborations, monetised content, media activity, publicity use, or any commercial use of the property is not permitted without prior written approval.

Personal photography for private memories is welcomed. Guests may film or take photographs for social media only within the main function room, The Celebration Room.

Filming other areas of the house, exterior spaces, or creating house tours for online publication is not permitted. 

Guests may not create or publish “house reveal”, “property tour”, or similar content designed to showcase or document the layout, interiors or exterior of the property.

Guests may not install recording devices, surveillance equipment, lighting rigs, tripods, production equipment or similar items without prior written approval.

The name, brand, visual identity and imagery of The Pink House and Eaton House Studio Ltd remain the intellectual property of Eaton House Studio Ltd and may not be used for commercial or promotional purposes without prior written consent.

Guests may not sell, license, syndicate, commercially distribute or submit to media outlets any image, video or other content featuring The Pink House without prior written approval.

Guests are welcome to mention or tag @eatonhousestudio, but must not use the geotag or location tag for the property and must not publicly share or publish the exact address or location of the house.

Any content shared publicly must be respectful of the property and its reputation. Guests must not publish content showing excessive alcohol consumption, drunken behaviour, nudity, illegal substances, unsafe conduct, or any activity that could reasonably be considered damaging to the reputation or brand of Eaton House Studio Ltd.

Where publicly shared content compromises privacy, security or misrepresents the property, Eaton House Studio Ltd reserves the right to require its immediate removal.

Failure to comply with this clause may result in a request for immediate takedown, deductions from the security deposit, additional charges, termination of the stay, refusal of future bookings, and any other remedy available at law.

18. Care of the Property

The house and its contents must be treated with care and respect at all times.

Guests may not:​

• bring in external decorations of any kind without permission in writing

• attach decorations or items to walls, fixtures or furnishings

• bring candles or open flames into the property

• move furniture between rooms without permission

• bring external sound systems into the property

• organise games, scavenger hunts or similar activities throughout the house or garden.  

• use confetti, loose glitter or similar materials anywhere on the property

Authorised group games and activities should take place only in the designated main function room, The Celebration Room.

Loose glitter and confetti are strictly prohibited as they can cause damage to interiors and furnishings and are extremely difficult to remove.

Any additional cleaning, repair or restoration required as a result of a breach of this clause may be charged to the Lead Guest.

​

19. Going Out During the Stay

If guests leave the property during their stay, they should inform a member of staff of their departure and expected return time so that the house can be kept secure.

A key may be signed out where applicable.

Guests are strongly advised to pre-book taxis in advance, as transport to and from the property can be limited, particularly late at night.

​

20. Cleaning and Condition on Departure

Guests are expected to leave the house in a reasonable condition.

Before departure, guests should:

• wash any glasses or items used

• place rubbish in the provided bags or bins

• leave used towels in the bathrooms

Excessive mess or additional cleaning required may result in a cleaning charge of £25 per hour or such higher amount as may reasonably apply if specialist cleaning is required.

21. Utilities and WiFi

In the unlikely event of a power cut or utility issue during the stay, guests must inform a member of staff immediately.

Guests must not attempt to access, repair or tamper with electrical systems, plant, utilities, internet equipment or other building systems. Only authorised personnel may manage such systems.

WiFi is provided for guest convenience. Eaton House Studio Ltd does not guarantee uninterrupted or error-free service.

The WiFi service must not be used for any unlawful purpose, including illegal downloading, copyright infringement, harassment, fraud or any activity that breaches applicable law.

22. Damage, Breakages and Loss

The Lead Guest accepts responsibility for any damage caused during the stay, whether accidental or otherwise, by any guest or visitor connected with the booking.

Breakages, damage or issues must be reported promptly.

Eaton House Studio Ltd reserves the right to charge the Lead Guest for repair, replacement, restoration, specialist cleaning or any associated loss resulting from damage or misuse.

Where specialist items, furnishings, finishes or decorative elements are damaged, Eaton House Studio Ltd may charge the reasonable cost of repair, restoration or replacement, including labour, sourcing and associated costs.

23. Pool Table Condition

The Lead Guest is responsible for ensuring that the pool table is treated with care.

Drinks, food and any substances must not be placed on or near the playing surface.

If the felt or table surface becomes stained, damaged or otherwise compromised during the stay, the Lead Guest accepts responsibility for the full cost of re-felting, repair or replacement, which may be deducted from the security deposit and, if necessary, charged in excess of it.

24. Personal Belongings

Guests are responsible for their personal belongings during their stay.

Eaton House Studio Ltd does not accept responsibility for any lost, stolen or damaged personal items unless such loss or damage is caused by its negligence or where liability cannot legally be excluded.

Guests should ensure that valuables are kept secure at all times.

​

25. Taxi, Takeaway and Other Third-Party Services

Where Eaton House Studio Ltd recommends or assists with taxi bookings, takeaway services, or other third-party services, this is provided as a courtesy only.

Any contract for such services is between the guest and the relevant third party.

Eaton House Studio Ltd gives no warranty or guarantee as to the availability, timing, suitability or performance of any taxi provider, takeaway service, or other third-party service and accepts no liability in connection with such services.

26. Force Majeure

Eaton House Studio Ltd shall not be liable for any failure to perform, or delay in performing, its obligations where such failure or delay arises from events beyond its reasonable control.

Such events may include, without limitation, flood, fire, storm, extreme weather, structural damage, utility failure, internet failure, government action, changes in law, public health restrictions, epidemic, pandemic, global pandemic, labour dispute, emergency repairs, supplier failure, or any other circumstance beyond the reasonable control of Eaton House Studio Ltd.

If Eaton House Studio Ltd is prevented from fulfilling a booking due to such circumstances, this shall not constitute a breach of contract and Eaton House Studio Ltd shall have no liability for any resulting loss, delay, cancellation or failure to perform.

All sums paid remain non-refundable unless Eaton House Studio Ltd agrees otherwise in writing at its sole discretion.

No compensation, damages, costs or expenses shall be payable by Eaton House Studio Ltd in connection with a force majeure event.

27. Liability

Nothing in these Terms and Conditions excludes or limits any liability which cannot legally be excluded or limited.

Subject to that, Eaton House Studio Ltd shall not be liable for:

• loss of enjoyment

• disappointment

• indirect or consequential loss

• travel costs

• alternative accommodation costs

• business loss

• loss of profit, revenue, opportunity or reputation

• losses arising from guest instructions which are incomplete, inaccurate or misleading

• losses arising from the acts or omissions of the guest, members of the group, visitors or third parties

28. Breach of Terms

Eaton House Studio Ltd reserves the right to retain all or part of the security deposit, make additional charges, refuse access, terminate the stay without refund, and/or refuse future bookings if:

• guest numbers exceed those agreed

• there is excessive noise or disturbance

• unauthorised visitors attend the property

• unauthorised commercial activity takes place

• the property is misused or damaged

• prohibited conduct occurs

• filming or social media rules are breached

• any term of this agreement is breached

In such circumstances, guests may be required to vacate the property immediately.

Warnings may be given at Eaton House Studio Ltd’s discretion, but Eaton House Studio Ltd is under no obligation to provide a warning before taking action.

29. Governing Law and Jurisdiction

These Terms and Conditions and any dispute or claim arising from them or in connection with them shall be governed by the laws of England and Wales.

The courts of England and Wales shall have exclusive jurisdiction.
